Early-stage real estate development requires teams to move quickly between site research, zoning review, concept generation, design refinement, and financial analysis. When these tasks rely on separate tools or require teams to repeat work, evaluating development options can become slower and more complicated.
Zenerate's latest product update brings more of this process into one connected workflow. Users can now generate AI concepts directly in Workspace, access parcel-level zoning data through Zoneomics, preserve existing layouts when extending mid-rise buildings, analyze condominium and other for-sale projects, and update multiple buildings simultaneously. Together, these improvements give development teams greater control over how they evaluate sites, explore possibilities, refine designs, and assess project outcomes during the earliest stages of planning.
Generate AI Concepts Directly in Workspace
You can now generate AI concept options without leaving Workspace.
How to Use
1. Select AI Layout menu at the Add menu at the bottom center of Workspace.
2. Two options will appear: Generate Here and Create AI Solutions.
3. Select Generate Here.

4. Choose a Generation Concept from the right-side panel, such as Podium, Wrap, Tower, Garden, or Townhouse.
5. Enter your target FAR, unit count, building layout type, and other generation inputs and click on apply.
6. If needed, adjust the generation boundary directly on the map.
7. Once generation is complete, design option thumbnails will appear at the bottom center of the screen.
8. Select your preferred option and click Done to apply it to Workspace.

Zoneomics Zoning Data Integration
Zenerate now integrates with the Zoneomics API, allowing you to access zoning information directly during the Site Search stage across most areas in the United States and Canada.

Once you zoom in to a supported area, the zoning map will appear. Select a parcel to unlock its zoning data. Each zoning data lookup costs 20 credits.

After clicking View Zoning Data, select the exact location you want to review.
Once unlocked, the zoning information will remain available in History, so you can access it again at any time without repeating the lookup.

Partial Regeneration for Mid-Rise Buildings
Mid-rise generation now preserves as much of your existing work as possible when you modify a building.
When you extend a building by dragging its graph, the existing units and cores within the original area will remain unchanged. Only the newly extended portion will be regenerated.
Because the existing layout is preserved, the resulting unit mix may not perfectly match your target. To regenerate the entire building based on the latest unit mix, click Regenerate in the floating toolbar.

Condo Financial Analysis
You can now select For Sales as the Financial Method, enabling sales-based financial analysis for condominium and other for-sale development projects.
The For Sales method supports the following calculations:
• Sales Revenue & Construction Cost
• Return on Investment (ROI) & Profit Margin
• Sales Residual Value

Apply Inputs to Multiple Buildings at Once
You can now select multiple buildings of the same type and apply the same inputs to all of them simultaneously.
Use multiselect to update settings such as the number of floors or unit mix across multiple buildings more quickly and consistently.
