Linear Tower Generation

We've expanded Zenerate's quick concept library with a new option: Linear Tower. Perfect for high-density, multi-tower projects, Linear Tower gives you more flexibility in shaping large-scale residential or mixed-use developments.

This feature makes it simple to configure towers with customizable cores, corridors, and unit mixes—then generate multiple site plan options in seconds. You can also fine-tune layouts, adjust separation distances, and experiment with parking strategies to match project requirements.

Here's how you can start generating and editing Linear Tower solutions in the Zenerate app 👇

How to generate Linear Tower Solutions

1. Click on the Linear Tower concept card and set the Number of Floors, Floor Area Ratio, and Number of Units.

2. Open Tower Settings to adjust core width & depth, corridor width, and your desired unit sizes, areas, balconies, and unit mix.

Tip: Uncheck Auto-calculate Net Floor Area to manually define custom net floor area per unit.
• (Optional) You can select your Typical Units to apply to the generation.

3. For Building Size and Parking setup, go to More Settings.
a. Under Residential Settings, input your min/max building length and minimum separation distances (back-to-back and side-to-side).

b. In the Driveway Tab, choose whether to enable driveways and parking stalls.

4. Click Generate and multiple Linear Tower design options will be created!

How to edit Linear Tower Buildings

1. Click on the Building Menu at the bottom-center of the workspace, and select Linear Tower and it will be placed onto your site.

2. Use the tools to move, rotate, and mirror buildings to create your site plan with linear towers.

3. On the right panel, adjust unit types and unit count per floor — the building size will update automatically.

4. Open the Edit Layout menu to customize unit layouts and core components.
